Delayed Financing After a Cash Purchase: Fannie Mae Rules

Delayed financing after a cash purchase is a conditional Fannie Mae exception to the usual six-month ownership requirement for a cash-out refinance. Still, it does not ensure financing or establish that NorthStar offers a particular loan.

What does the delayed-financing exception require?

Fannie Mae’s Selling Guide B2-1.3-03 addresses purchases within the past six months, measured to the new loan’s disbursement date. The exception has several conditions:

Build the record before relying on a refinance

First, prepare a purchase timeline, settlement records, evidence of the money used, and details of any borrowing. Then ask the lender how it will document the transaction and which remaining requirements apply. Also, keep a budget that accounts for the possibility that financing is unavailable or differs from your expectations.

Compare the proposed loan’s cost

Ask how much cash you could receive after costs and required debt repayment. Next, review payment, fees, and rate-lock status using the CFPB’s Loan Estimate guidance. Even when this exception applies, underwriting still matters, and a refinance may not suit every borrower.

If you want a scenario review, contact NorthStar Funding to discuss the questions relevant to your purchase. Use a secure document channel for settlement statements and account records.
