Home Possible Mortgage Planning

Home Possible mortgage planning begins with the property address, your income outline, and a clear plan for purchase funds. Home Possible is Freddie Mac’s low-down-payment mortgage option. Whether it fits your transaction depends on current program requirements, lender review, and the complete borrower and property file.

Prepare the income and property outline

List everyone expected to apply, employment details, income sources, and any recent changes. Identify the property address, property type, intended occupancy, and purchase goal. Ask which income will be used for qualification and which records are needed to support it. Do not assume your household budget produces the same figure as an underwriting income calculation.

Use Freddie Mac’s Home Possible Income and Property Eligibility Tool to prepare address-specific questions. Discuss the result with the lender; the tool is not a mortgage approval. If the proposed address changes, ask whether the income and property review needs updating.

Request the requirements in writing

  • Which current Home Possible requirements apply to the proposed property and occupancy?
  • What income, asset, and credit documents are needed for the file?
  • Does the transaction require homeownership education, and how should completion be documented?
  • What mortgage insurance would apply, and which conditions govern cancellation?
  • Are gifts or assistance part of the funds plan, and what supporting records are required?

Build the budget beyond the down payment

Separate down-payment funds from estimated closing costs, moving expenses, and savings you want to retain. Include taxes, insurance, association charges, and maintenance when considering the monthly budget. Ask how any assistance affects repayment obligations and future refinancing. A lower initial contribution does not by itself determine affordability or eliminate other purchase costs.

Compare the appropriate alternatives

Home Possible and Fannie Mae HomeReady are separate agency products. Ask which options can actually be reviewed for your circumstances, then compare written estimates using consistent purchase and financing assumptions. The CFPB loan-offer comparison guide provides consumer resources for that process.

Freddie Mac’s Home Possible resources describe its program; they do not establish NorthStar’s availability or terms. Contact NorthStar Funding with your purchase goal and proposed location. Provide sensitive records through an appropriate secure application channel.
