Stated Income Loan
What does a stated income loan mean today?
“Stated income loan” is an older phrase. It can imply that a borrower only needs to declare an income amount. That is not a safe way to plan a residential mortgage. Applications must be truthful. A lender needs reliable information about the borrower, property, and ability to repay under the rules that apply to the loan.
If conventional pay stubs or tax returns do not describe the full financial picture, ask about a current alternative-documentation program. Do not assume a no-document loan exists.
Stated income loan documentation questions
Current alternative-documentation programs do not mean income is simply stated. Depending on the lender and program, useful records may include business or personal bank statements, tax returns, profit-and-loss information, contracts, rental records, and asset statements.
A self-employed borrower may need to explain seasonality, transfers between accounts, and business expenses. A lender may calculate qualifying income differently from gross deposits. Ask for the actual documentation checklist and calculation method before comparing loan terms.
Review more than income
Property type and occupancy matter. So do the purchase or refinance purpose, down payment or equity, credit history, debts, assets, and reserves. A program that uses different income records may have different pricing or trade-offs.
The Consumer Financial Protection Bureau explains the ability-to-repay rule for most residential mortgages. It also describes the repayment factors lenders consider and verify.
Compare current written offers
Ask for the interest rate, APR, monthly payment, lender fees, cash needed at closing, and any prepayment terms for each viable option. The CFPB Loan Estimate guide helps borrowers review applicable mortgage offers. No website label or historical program term establishes eligibility or a current rate.
