Investment co-op financing

Investment co-op financing can require a different review from a mortgage on a condominium or a one-family home. A buyer generally acquires shares in a cooperative housing corporation and rights to occupy a particular unit under a proprietary lease. For an investment property, the co-op board, project documents, occupancy rules, and lender program all matter. NorthStar Funding can help you organize the questions before you commit to a financing path.

What a lender may review

Expect to discuss the planned use of the unit, purchase price or current value, down payment or equity, income, assets, credit history, and existing housing obligations. The lender may also need the co-op’s financial statements, board requirements, proprietary lease, and information about any underlying project mortgage. The board may impose its own purchase, rental, or transfer rules. Requirements vary by lender and project. A published credit score or loan-to-value limit for another property is not an offer for this one.

Why the loan channel matters

Agency co-op share-loan rules do not cover every investment scenario. For example, Fannie Mae prohibits investment properties for its co-op share loans. A non-agency lender may use different rules if it offers this product. Its underwriting and the co-op project still govern the review. Before comparing rates or payments, ask which loan channel the lender is considering and whether the co-op permits the planned use.

Questions to bring to a financing conversation

  • Does the co-op permit the intended rental or other investment use?
  • Which project documents and board approvals does the lender need?
  • How will maintenance charges, reserves, and any project debt affect the review?
  • What down payment, documentation, and closing funds would a specific lender require?
