FHA Down Payment Assistance Planning

FHA down payment assistance planning involves two related decisions: whether the FHA mortgage fits your file and whether a specific assistance program fits your purchase. Start with the assistance provider’s written terms. A program name or estimated benefit is not enough to establish availability, approval, or the funds you will need at closing.

Identify how the assistance works

Ask whether the funds are a grant, a loan secured by a second lien, or another arrangement. If described as forgivable, request the conditions and schedule in writing. Find out whether payments are due regularly, deferred, or triggered by an event. Ask who administers the assistance and who answers questions after closing. Do not assume assistance is free or automatically forgiven.

Review future obligations

  • What happens if you sell the home or refinance the first mortgage?
  • Could moving out, renting the property, or another occupancy change affect the assistance?
  • When could a balance become due, and how would the payoff be calculated?
  • If there is a second lien, what approval might be needed to retain it during a refinance?
  • Which conditions must be met for forgiveness, and what records should you keep?

Discuss unclear legal obligations with an appropriate professional. Keep the assistance documents with your mortgage records so future financing conversations start with the actual terms.

Prepare a complete funds review

List your available savings, planned gifts, estimated purchase costs, and the expenses you want to cover after moving. Ask which costs the assistance can pay and which remain your responsibility. Request a current estimate showing the mortgage, assistance, other contributions, and expected borrower funds together. Assistance does not by itself guarantee zero cash to close or a comfortable monthly payment.

Confirm the two reviews separately

Ask about the assistance program’s location, household, property, counseling, documentation, and funding requirements. Confirm that the lender can evaluate the proposed combination. HUD’s Handbook 4000.1 information page provides access to FHA policy, not approval of an assistance offer. Use the official HUD FHA Mortgage Limits lookup tool for the property county and applicable year; a limit does not determine eligibility.
