FHA and VA Low-Credit Mortgage Planning
For FHA, a minimum decision credit score from 500 to 579 can be considered under specific agency rules, including a maximum 90% loan-to-value. VA sets no agency minimum credit score, but each participating lender applies its own standards. These are different paths. Neither rule establishes that a particular lender offers a 500-score loan or that a borrower is approved.
Use this guide to prepare questions about credit history, income, savings, housing payments, the property, and the loan purpose. Ask which current lender guideline, if any, applies to your complete file.

Can I get an FHA loan with a 500 credit score?
FHA policy permits a minimum decision credit score as low as 500 for some transactions. For scores from 500 to 579, the applicable agency rule limits loan-to-value to a maximum of 90%. The lender must review the full file under current HUD Handbook 4000.1 and its own guidelines. A score alone is not an approval.
Questions for a 500–579 FHA review:
- What minimum decision credit score and loan-to-value rule apply to this transaction?
- What does the lender require for income, debts, assets, housing history, reserves, occupancy, and property review?
- Did FHA TOTAL return Accept or Refer, and is a manual downgrade required?
An FHA TOTAL Accept may occur for a file with a minimum decision credit score from 500 to 579 when the applicable rules are met. Accept is an automated recommendation, not a borrower approval or a waiver of lender review. A Refer or required downgrade follows the manual-underwriting path. See HUD’s FHA TOTAL explanation.
Debt-ratio, reserve, and compensating-factor requirements depend on the current underwriting path and complete file. Ask the lender which written rule it applied rather than relying on a single ratio quoted outside its context.
Can I get a VA loan with a 500 credit score?
VA does not set a minimum credit score. A participating lender may set its own score standard and must evaluate the complete file under current VA and lender requirements. Ask whether a lender will review your approximate score and documentation; do not assume every VA lender offers a 500-score path.
For an eligible VA borrower, ask about the Certificate of Eligibility, income, debts, residual income, housing-payment history, property, entitlement, down payment, funding fee, and any lender credit standard. VA eligibility and a lender’s loan approval are separate determinations.
No credit score at all?
A borrower with no traditional score has a different documentation question from someone with a low score. Start with our no-credit-score and manual-underwriting guide, then ask the lender which verified alternative-credit records its current program accepts.
What to prepare before a credit review
- Credit history: review your reports for errors and prepare a factual timeline for late payments or other events when requested.
- Housing and debts: collect rent or mortgage payment history and current monthly debt information.
- Income and savings: explain how you are paid and what funds are available for the transaction.
- Property and goal: note the state, property type, purchase or refinance purpose, price range, and timing.
- VA benefit, if applicable: identify whether you have a Certificate of Eligibility or need help obtaining one.

Questions to bring after a prior decline
- Which agency and lender rule affected the earlier result?
- What documentation or changed circumstance should be reviewed?
- Would a different current lender guideline permit a full review without promising an outcome?
Frequently asked questions
Which mortgage lenders accept a 500 credit score?
FHA’s agency floor and VA’s no-minimum policy differ from a lender’s current requirements. Ask a lender or broker to identify the applicable guideline for your loan purpose, property, and full file. A score by itself cannot establish lender availability or approval.
Can I get a VA home loan with a 500 credit score?
Possibly. VA sets no minimum score, but the participating lender decides which scores and full-file circumstances it will consider. Request its current guideline before relying on a scenario.
How much do I need for a down payment with a 500 credit score?
For an FHA borrower with a minimum decision credit score from 500 to 579, the agency rule limits loan-to-value to 90% for the applicable transaction. A VA loan follows separate entitlement, property, lender, and full-file requirements; do not infer the cash needed at closing from a credit score alone.
What is FHA manual underwriting?
After an FHA TOTAL Refer or a required downgrade, an underwriter evaluates the complete file under current manual-underwriting rules. A borrower with a minimum decision credit score from 500 to 579 may instead receive an FHA TOTAL Accept when the applicable rules are met. Neither path is an approval based on score alone.
Can my debt ratio be higher than 31/43 with a 500 score?
An FHA TOTAL Accept can be evaluated under the automated findings, while a Refer or required downgrade follows current manual-underwriting requirements. Ask the lender which path and ratio rules apply to your complete file; neither recommendation guarantees approval.
Ask for a current lender scenario review
A lower score is one part of a mortgage review. Ask for a lender review, call 800-917-1595, or start with the purchase process or refinance options. Share sensitive records only through a secure channel. Agency eligibility and lender availability must be confirmed for the complete file.
Program availability depends on current agency and lender guidelines, the property, and full underwriting review. This is not a commitment to lend. NorthStar Funding Inc., NMLS 139369. Equal Housing Opportunity.
