One-Page Bank Statement Mortgage: What to Verify
One-page bank statement mortgage questions
A one-page bank statement mortgage offer may sound simpler than a conventional income review, but the phrase is not a universal program rule. A lender may use selected bank-statement information as one part of its review and still request other records about the borrower, property, funds to close, and ability to repay. If you saw an older NorthStar Funding promotion for a “1 Page Bank Statement Program,” do not assume its former terms or document list are currently available.
What does “one page” actually mean?
Ask the lender whether it means the first page of a business statement, a summary from an account, or a shorter initial screening step. Those are different things. A single page may show an account holder and balances but omit transactions, transfers, fees, or other information needed to understand deposits. The lender should explain which complete records it needs for an application and how it will calculate qualifying income.
Prepare a useful first conversation
Describe the business, how long you have operated it, whether deposits are regular or seasonal, and whether income flows through personal, business, or both kinds of accounts. Identify the property location, intended occupancy, purchase or refinance goal, approximate price or value, and available down payment or equity. Do not send bank account numbers, Social Security numbers, or statement images through a general contact form.
Compare current terms and documentation
Ask the lender what statements, tax records, business documents, asset records, and reserve evidence are required for the actual program under review. Confirm how it treats transfers between accounts, unusual deposits, and business expenses. Compare rate, payment, closing costs, and any prepayment terms with other financing options. The Consumer Financial Protection Bureau explains how to organize a mortgage application packet and notes that self-employed borrowers may need additional documentation.
