How to Prepare Bank Statements for a Mortgage Review
Prepare bank statements for a mortgage review
Self-employed borrowers often ask whether bank statements can help explain income that looks different on a tax return or pay stub. A bank statement mortgage review is specific to the lender and loan program. No published deposit percentage, credit-score threshold, loan limit, or reserve rule can confirm eligibility for every file. Start by organizing accurate records and asking how the proposed lender will evaluate them.
Gather complete and current records
Ask whether the lender wants business statements, personal statements, or both, and how many months it needs. Download every page of each statement, including pages with notices or no transactions. Keep account ownership and statement dates easy to identify. If deposits move between accounts, be ready to explain transfers so the same funds are not counted twice. Flag large or irregular deposits and keep supporting records available when the lender asks for them.
Explain the business picture
Prepare a short summary of the business, how it earns revenue, and whether income is seasonal. The lender may ask for business formation documents, a license, tax records, profit-and-loss information, or other evidence depending on the program. Bank deposits are not always the same as qualifying income: refunds, transfers, borrowed funds, and business expenses may be treated differently. Ask the lender to explain its calculation method for the program under consideration.
Compare a proposed loan, not a headline
Property use, down payment or equity, credit, debts, assets, and cash needed at closing also affect the review. Compare any offer’s rate, payment, fees, and prepayment terms with another option. The Consumer Financial Protection Bureau recommends an organized application packet and notes that self-employed borrowers may need additional documentation. Its Loan Estimate comparison guide explains why unusual income should be disclosed when shopping.
